Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, and a completed application with required fees is what secures your place in line. We recommend applying as soon as you find a property you are serious about. We respect your time, and we want to make sure the process is straightforward and fair for everyone involved. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month's rent and a security deposit prior to moving in. We will always be transparent with you about what is due so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. This is a standard legal requirement that applies across all properties we manage. -
Is the deposit refundable?
Yes, security deposits are refundable when lease terms are met and the property is returned in good condition, accounting for normal wear and tear. Any deductions for unpaid rent, damages, or cleaning will be clearly communicated. We believe in handling this process with honesty and accountability, every single time. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history qualifications. Cosigners must satisfy our financial requirements and sign a guarantor agreement. We approach this process with fairness and will always be upfront about what is needed. -
You have a property I want to rent. How do I apply?
Applications can be submitted online. You will need a completed application, an application fee, and supporting documentation such as proof of income and a valid form of identification. We make the process as clear and efficient as possible so you can move forward with confidence. -
How do I pay rent?
Rent can typically be paid online through a tenant portal, by automatic bank transfer. We aim to offer convenient options that make meeting your obligations easy and consistent. -
I want to get a pet. What do I do?
Before bringing a pet into your home, review your lease agreement and reach out to management directly. Some properties welcome pets with an additional deposit or monthly pet rent, while others have specific restrictions in place. We will give you a straight answer so you know exactly where things stand. -
I want to move out, but my roommate wants to stay. What do I do?
Lease agreements hold all tenants jointly responsible for the full lease term. If you are looking to move out while your roommate stays, they may need to qualify independently or identify a replacement tenant who meets our approval requirements. Contact management early so we can work through the options with you in a way that is fair to everyone involved. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice before vacating, and the required notice period will be outlined in your lease agreement. Submit your intent to vacate in writing before that deadline. We ask that you handle this step with care and in good faith, and we will do the same on our end. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and repairs are handled by the property management team. Tenants may be held responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the proper channels. We take our responsibility to maintain well-kept properties seriously, and we ask tenants to do their part as well.
