Close of Escrow

Once everything is signed, you have officially sold your property.

Closing Day

You have made it to the final stretch. Before you can officially close, there are a few remaining items to confirm. We will work through that checklist with you to make sure nothing is overlooked and closing day goes exactly as it should.

Final Walk-Through Inspection

On the day of closing or the day before, the buyer will conduct a final walk-through to verify that the property is in the condition described in the Purchase Agreement, that no new issues have emerged, and that no seller belongings have been left behind.

Cancel Your Home Services and Utilities

After closing, we will provide you with a complete list of contacts for canceling your home services and utilities so that transition is handled smoothly.

Be Prepared for the Unexpected

Even at this stage, surprises can happen. A delayed loan, a last-minute appliance issue, or a documentation question can arise without warning. When they do, we are ready. We have seen these situations before and we know exactly how to resolve them efficiently and without unnecessary stress.

The Final Closing

After the walk-through, you, the buyer, and the closing agent will sign the settlement agreement, which documents all financial transactions and certifies their accuracy. If you cannot attend in person, arrangements can be made based on the circumstances. Funds can be wired directly to your financial institution, or a check can be issued at closing. Arrange to have all property keys and relevant materials ready for the buyer at this time.

Once everything is signed, the sale is complete.
