Final Walk-Through
The final walk-through is your last opportunity to inspect the property before closing. At this stage, all Purchase Agreement contingencies should be satisfied and the seller's belongings fully removed. The final walk-through typically takes place the day before or the day of closing.
Closing Day
When you are satisfied with the final inspection, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents all financial transactions throughout the process and certifies their accuracy. You will sign your loan documents and deposit the remaining balance of your down payment and closing costs into escrow.
If you are bringing funds to closing, you may bring a certified bank check in the amount specified on the settlement statement, or arrange for a wire transfer directly to the escrow account.
Once everything is signed and settled, the deed will be recorded at the County Recorder's office and you will officially take ownership of your property.
